Home Escrow Account Leasing (HEAL) Management Services
For clients who want property management services at a reduced fee structure and are willing to do more self-participation and responsibility with the property management tasks, themselves. The owner is essentially managing their property but using Chambers Theory as a resource for accounting and escrow organization, in addition to financial reporting. With a HEAL account we will not perform inspections or maintenance coordination but will perform leasing services, and owner may hire us a la carte for inspection services.
Management fee: VA, DC, MD: 4.4%
Repair &/or Inspection Coordination: A la carte pricing, paid separately, only upon owner request
Here’s what we offer:
- Reduced management feeds, ideal for owners who want to save on costs by handling day-to-day management tasks themselves.
- Professional leasing services includes marketing the property with professional photos and listing support to attract quality tenants.
- Reconciling management escrows and paying vendors as well as 1099 tax reporting.
- Flexible Maintenance Management so Owners retain control of maintenance coordination and decision making. Repair coordination services available for additional fee ala carte.
- Optional Inspections for move-in, move-out, due-cause, and/or lease compliancy inspection & smoke detector certification. Inspection services available for additional fee a la carte.
Vacant Home Watch Services
For clients who want their home checked on, secured and inspected regularly with the intention to NOT rent out the home. You leave the home unoccupied and you are looking for home visits, picking up mail, project management, and extreme weather preparation.
Management fee: Pricing varies based on package selection. Packages start as low as $55/month.
Repair &/or Inspection Coordination: A la carte pricing, paid separately, only upon owner request

Chambers Theory Concierge Services
For clients who may have returned home or are local and want "Home Concierge" services using Chambers Theory as a resource for concierge services, finance reporting and home management of things like service contracts, utility bills, contractor invoices and payments along with an end of year expense report for you home.

Circumstances Demand Customization
Every client and every property are different. Your circumstances may demand customization of services. We offer multiple service-level platforms and options in property management for you to choose the best service package for your needs and for you to have the opportunity to customize accordingly.
- NO “Termination Fee” Some firms will charge you to terminate your agreement
- NO charge if the property is vacant. What is their motivation to rent your home if they charge while its vacant?
- NO “Maintenance call charges” Some firms will charge you separately for each repair call
- NO “Maintenance surcharges” Some firms will charge you a surcharge on top of repairs
